TECHNOLOGY OVERVIEW

Building inspection prior to the transfer of ownership of commercial or residential properties, typically involves defects checking. One of the important checks required is to identify and locate water seepage, the presence of which may lead to structural issues downstream.

This technology offers a portable, non-contact, non-destructive, imaging-based device to assist building and construction inspectors in identifying and locate water seepage areas. The system incorporates a handheld scanner and a portable control unit which allows the inspector to access enclosed and hard-to access spaces.

TECHNOLOGY FEATURES & SPECIFICATIONS

  • The technology is based on multi-spectral sensing capability providing both long wavelength infrared (LWIR) thermal and RGB visible images
  • Image processing algorithms distinguish the presence of water from other physical artefacts such as glue, metal, plastics and paints, by detecting the cooling resulting from evaporation of water
  • Non-contact with the surface being inspected (3 metres detection range)
  • Flexibility for providing visual access to corners in enclosed spaces
  • Provides automatic data logging for reference

POTENTIAL APPLICATIONS

This system can be used to detect areas of water seepage in built environments. These include buildings, infrastructure (above and underground), tunnels etc. The solution is especially useful for inspection service providers, building contractors and inspection authorities, who are administering checks on newly constructed commercial or residential developments prior to ownership transfer, or even for occupied properties.
